New 13-story, 223,000 sf hotel in Center City Philadelphia. Site provides no laydown area and is a very active part of Center City, one block from Rittenhouse Square. The scope includes the demolition of an existing parking garage for the construction of a 13 story, 330-room hotel with a subterranean parking garage for 220 cars and 7,500 sf of ground floor retail.
Hotel amenities include custom mill work for guest rooms, restaurant, bar, fitness center, meeting and event spaces. The project is targeting LEED Silver certification, the project includes the use of local materials and those with recycled content, recycled construction debris, high-efficiency HVAC and a green roof. Project has RACP funding and an Economic Opportunity Plan.
The tower crane foundation was installed in the city street limits which posed a major challenge. We coordinated extensively with the Philadelphia Water Department to obtain approvals. Before the tower crane could be erected, we were required to wait for the water department to relocate the water main.
